Many homeowners assume a smaller home will automatically cost less. In Florida, that is not always true. Insurance, association fees and property taxes can make a smaller home in Orlando and greater Central Florida or on the Florida Gulf Coast in Sarasota, Bradenton or Lakewood Ranch more expensive each month than the house you own now.
Before you make an offer, calculate these five costs. They are the ones that surprise people most.
1. Homeowners insurance
Florida homeowners insurance premiums have risen sharply in recent years. Rates depend on the home's age, roof age and type, construction, and location. Older roofs can make a home hard to insure. Ask for an insurance quote before you buy, and ask whether a wind mitigation inspection could lower the premium. In a condo, you will usually need an HO-6 policy for the interior, in addition to the association's master policy, which is paid through your fees.
2. Flood insurance
Standard homeowners policies do not cover flood damage. Many homes along the Florida Gulf Coast, and some in Central Florida near lakes and low-lying areas, sit in flood zones where lenders require flood insurance. Even outside a required zone, it may be worth carrying. Check the flood zone and get a quote early.
3. HOA and condominium fees, and special assessments
Association fees can range from modest to several hundred dollars or more per month. Read what the fee covers, review the budget and reserves, and ask about planned projects. Since 2022, Florida law has required many condo buildings of three or more stories to complete milestone structural inspections and fully fund reserves for key structural components. In some buildings, that has meant higher fees or large special assessments.
4. Property taxes on your new home
If you have owned your home for many years with a homestead exemption, Florida's Save Our Homes cap may have kept your taxes low. A new home is reassessed at its current market value, so your tax bill could rise even if the home is smaller. You may be able to transfer some of your existing benefit through portability if you file on time. Your county property appraiser, whether in Orange, Seminole, Sarasota or Manatee County, can estimate the impact.
5. CDD fees and other community charges
Many newer master-planned communities in Florida, including some in the Orlando area and Lakewood Ranch, have Community Development District (CDD) assessments. These usually appear on the property tax bill and pay for roads, utilities and amenities. They are easy to overlook when comparing prices.
Smaller costs that still add up
Also budget for moving costs, new furniture that fits a smaller space, utility deposits, amenity or club fees, and the cost of any updates you want to make before moving in.
